Why did the price change from the first estimate?

This is the question homeowners ask most, so here’s our honest answer. The June 2025 estimate of $192,649 was written before design, with finish materials carried as a rough $15,000–$25,000 placeholder and a stated range of “about $240,000 after tax.” Design happened: the owners chose a Ferguson fixture package (73 items), KraftMaid cabinetry, designer tile in all three suites, and a quartz slab — $74,170 of real selections replacing the placeholder. Then, mid-build, they added upgrades they loved — cove lighting, a Level-5 finish, premium paint — as signed change orders totaling $21,527, two of which were actually credits back to them. Every week’s post below shows exactly where the money went.

Frequently asked questions

How much does a master suite remodel cost in Bothell?

This three-master-suite project totaled $328,828 including tax — roughly $100,000–$115,000 per suite for full bathroom rebuilds with mid-to-high-end finishes. A single master bathroom remodel in the Seattle area typically runs significantly less; the biggest variables are layout changes, tile scope, and material selections.

How long does a master suite remodel take?

This project ran 22 weeks of construction after 3.5 months of design and pre-construction. A single master suite typically runs 8–12 weeks on site. Multi-suite projects overlap trades, which is why three suites took 22 weeks rather than three times as long.

Why do remodel costs change after the first estimate?

Two honest reasons: early estimates carry material placeholders that design later makes real, and homeowners add upgrades once they see the space taking shape. On this project, $74,170 was finish-material selections made during design, and $21,527 was signed mid-build change orders — both documented line by line in the weekly posts.
